Upgrade Worn Pool Deck Concrete Without Replacing the Entire Deck

Commercial pool decks take a beating. Constant pedestrian traffic, moisture, chlorine, cleaning chemicals, furniture and Florida weather can leave an otherwise functional concrete deck looking worn, faded and inconsistent.

Floor Grip Medic provides decorative coating systems for qualifying commercial pool decks that can dramatically improve appearance while creating a sealed surface designed for easier routine maintenance.

Our approach begins by evaluating the existing concrete, previous coatings and overall condition before determining the appropriate preparation and coating system.

  • HOA and community pools
  • Apartment and condominium communities
  • Senior living facilities
  • Hotels and hospitality properties
  • Clubhouses and recreation facilities
  • Commercial aquatic areas

Why Resurface?

Improve Appearance, Maintenance & Traction

Commercial pool-deck resurfacing can give qualifying existing concrete an entirely new decorative appearance without replacing an otherwise serviceable slab.

1

Updated Appearance

Transform worn, faded or dated concrete into a cleaner, more coordinated pool environment.

2

Added Traction

Traction aggregate can be incorporated into the clear finish to help improve grip in wet environments.

3

UV-Stable Protection

Exterior clear systems are selected for Florida sunlight and outdoor exposure.

4

Easier Maintenance

A sealed coating surface can be easier to routinely clean than porous unfinished concrete.

Our Commercial Pool Deck System

Professional Preparation + Polyurethane + Full-Broadcast Flake + UV-Stable Clear Topcoat

Each layer performs a different role within the finished exterior flooring system.

01

Surface Preparation

Existing concrete and previous coatings are evaluated and prepared using the appropriate method based on project conditions.

02

Rubberized Polyurethane + Full Flake

The polyurethane base is installed followed by decorative vinyl flake broadcast to create color, coverage, texture and visual depth.

03

UV-Stable Clear Topcoat

The decorative finish is sealed beneath a protective exterior clear topcoat with the specified traction aggregate.

Florida Pool Environments

Commercial Pool Decks Face Demanding Conditions

Commercial aquatic areas combine many of the conditions that are hardest on exterior flooring systems.

  • Constant moisture exposure
  • Chlorinated pool water
  • Direct Florida sunlight
  • High temperatures and humidity
  • Heavy pedestrian traffic
  • Pool furniture movement
  • Routine cleaning chemicals
  • Rain and rapidly changing weather

Traction Must Be Balanced With Cleanability

Traction aggregate can improve grip in wet environments, but simply making a surface extremely rough is not always the answer.

More aggressive texture can also make a commercial pool deck harder to clean and maintain. The appropriate traction level should balance use, maintenance and appearance.

No coating or textured surface can be guaranteed completely slip-proof.

Commercial Property Protection

We're Working Around More Than Just Concrete

Commercial pool areas often contain finished walls, doors, drains, landscaping, pool equipment, furniture, coping and other adjacent surfaces.

Protection procedures are incorporated according to the specific work area and installation requirements.

  • Adjacent wall protection
  • Door and threshold protection
  • Pool and coping considerations
  • Drain protection
  • Landscaping considerations
  • Furniture and equipment coordination
  • Work-area access management

Scheduling & Property Operations

Commercial Pool Deck Work Requires Coordination

Commercial pool projects involve property access, residents, guests, weather, cure times and facility operations.

Depending on the project layout and coating requirements, installation may sometimes be coordinated in phases to help manage access and operations.

  • Property-manager coordination
  • Resident and guest access planning
  • Project phasing where practical
  • Weather monitoring
  • Cure-time communication
  • Furniture return scheduling

Cure Times Cannot Be Rushed

Coated areas must remain out of service for the required cure period.

Pedestrian traffic, furniture placement, cleaning and water exposure must wait until the installed system reaches the appropriate cure stage.

Important Expectations

A Coating System Does Not Stop Concrete Movement

Concrete naturally expands, contracts, settles and moves.

Qualifying cracks may be treated before coating, but repaired cracks can reappear and new cracks can develop.

Existing slope, drainage characteristics, low areas and elevation differences remain part of the underlying slab unless separately corrected.

Decorative coating is not structural concrete repair, concrete replacement, leveling or drainage correction unless specifically included in the written proposal.

Wet-Area & Surface Disclosure

Commercial pool decks are exposed to water, pool chemicals, cleaning agents, furniture, pedestrian traffic and weather.

Traction aggregate helps improve slip resistance, but no coating or textured surface can be guaranteed completely slip-proof.

Commercial Warranty

5-Year Commercial Warranty on Qualifying Pool Deck Systems

Qualifying commercial pool-deck coating projects include Floor Grip Medic's written 5-year commercial warranty, subject to applicable terms, exclusions, maintenance requirements and project conditions.

Written Coverage

Qualifying systems include clearly documented warranty terms.

Application Specific

Coverage is based on the actual coating system and conditions of the project.

Defined Exclusions

Concrete movement, moisture conditions, substrate failure and other exclusions are addressed in writing.

Common Questions

Commercial Pool Deck Coating FAQs

Can you coat an existing commercial pool deck?

Often, yes. Existing concrete and current coatings must first be evaluated for condition, adhesion, cracking, contamination and moisture-related issues.

Do you work with HOAs and property managers?

Yes. We work on qualifying HOA, multifamily, senior living, hospitality and other commercial pool-deck projects.

Can you work around an operating property?

Depending on the project, work may be phased or scheduled to coordinate access, cure times and facility operations.

Is the finished pool deck slip-resistant?

Traction additives can help improve slip resistance, but no wet surface can be guaranteed completely slip-proof.

Do you repair cracks?

Qualifying cracks may be treated where appropriate before coating. Concrete movement can cause repaired cracks to reappear or new cracks to form.

Does resurfacing fix drainage or low spots?

No. Decorative coating is not a leveling or drainage-correction service unless those services are specifically included.

What warranty do you provide?

Qualifying commercial pool-deck coating systems include a written 5-year commercial warranty subject to applicable terms, exclusions and project conditions.

How is commercial pool deck pricing determined?

Pricing depends on square footage, existing coatings, surface condition, removal requirements, repairs, vertical surfaces, access, scheduling and the selected coating system.

Commercial Pool Deck Disclosure: Commercial pool deck systems are project-specific. Preparation, repairs, coating selection, traction, finish, cure time, scheduling and warranty eligibility depend on substrate condition, existing coatings, moisture, drainage, pool chemistry, traffic, cleaning practices, environmental conditions and the written proposal. Decorative coatings are not structural concrete repair, slab replacement, concrete-leveling or drainage-correction systems unless specifically included in the written scope. Existing cracks, repairs, slope, low areas and other concrete characteristics may remain. Crack treatment cannot guarantee against future concrete movement. Traction additives improve slip resistance but do not make any wet surface completely slip-proof.
