What Is Grind & Seal?
Grind and seal is a decorative concrete finishing method that mechanically prepares and refines the slab, then protects it with a clear topical sealer or coating.
Unlike an opaque coating system, the existing concrete remains visible and becomes part of the finished design.
The final appearance is influenced by the original slab, aggregate exposure, repairs, color variation, cracks, stains and the selected clear finish.

From Existing Concrete to a Finished Architectural Floor
The exact process depends on the slab, existing surface and desired finished appearance.
Evaluate the Concrete
The slab is inspected for coatings, adhesive, contamination, cracks, repairs and conditions that may affect the final appearance.
Mechanically Prepare
The concrete is processed to remove qualifying surface material and create the desired profile and exposure.
Address Qualifying Repairs
Cracks, joints or other qualifying defects are treated according to the project scope.
Optional Stain
When specified, decorative stain can be applied to add color, movement and variation to the concrete.
Apply Clear Protection
A clear topical coating is installed over the prepared concrete to create the finished protective surface.
Select the Final Sheen

Gloss Changes How You See the Slab
Higher sheen can make natural variation, repairs, waves and surface imperfections more noticeable because reflected light emphasizes the existing concrete.
Customers who prefer a softer appearance may prefer a lower-sheen finish.

No Two Grind & Seal Floors Look Exactly the Same
Because the actual slab remains visible, the finished appearance is controlled partly by the original concrete.
Aggregate distribution, trowel marks, repairs, patches, color differences, previous use and construction history can all influence the final look.
This natural variation is often part of the appeal of exposed concrete flooring.
This Is Not a Uniform Manufactured Surface
If you want a completely uniform solid-color floor with minimal visible slab character, an opaque resinous coating system may be a better choice than grind and seal.
Repairs Often Remain Visible
Qualifying cracks can be filled before finishing, but repairs are part of the visible floor.
Repair materials can differ in color and texture from the surrounding concrete, especially beneath a clear finish.
Existing cracks can reopen and new cracks can develop as the slab continues to move.
Crack Repair Is Cosmetic — Not Structural
Crack treatment can improve the appearance of the floor but does not structurally repair the slab or prevent future concrete movement.

No. Grind and seal uses a clear topical coating as a major part of the finished surface, while polished concrete develops its appearance through progressive mechanical refinement of the slab.
Can the concrete be stained?
Yes, on qualifying projects. Decorative stain can add color and variation while keeping the natural character of the concrete visible.
Can I choose matte or gloss?
Yes. Finish options depend on the selected coating system. A true matte finish may require an additional compatible matte urethane finish coat.
Will repairs disappear?
